North Foreland.

The high headland between Broadstairs and Kingsgate. The North Foreland Lighthouse, automated by Trinity House in 1998, North Foreland Golf Club to the west, and the largest new-build detached plots anywhere in the town on the roads either side. Three-phase supply is normal here rather than exotic. Whole-home electrification is what the client came for.

What the housing stock looks like

North Foreland is a mixture of older detached houses on the roads down toward Kingsgate and Stone Bay, and a series of high-value newer detached and executive plots on the higher ground near the lighthouse and the golf course. Kingsgate Avenue, Convent Road, Joss Gap Road and the private roads inside North Foreland Estate carry most of the housing. Plots here are among the largest in Thanet, gardens run to a quarter of an acre and more, and integral or detached double garages are standard. Many of the newer houses were designed with a genuine three-phase incoming supply, which changes what is possible on the electrical side.

The buyer profile skews toward higher-income families and second-homers, which shapes the brief. Clients here want the technology to work, they want it to be quiet, they want it to be right first time, and they want an installation that reflects the value of the property. That leaves no room for compromises like a domestic-grade EV charger bolted to a rendered wall in the wrong place.

Common electrical work at North Foreland

North Foreland is where whole-home electrification is standard rather than aspirational. A typical brief looks like: solar array on the south-facing rear, battery in the garage, one 22kW three-phase EV charger on each parking bay, an air-source or ground-source heat pump on the utility circuit, and a load-management controller that keeps the whole system inside the incoming supply capacity while prioritising self-consumption of solar generation. The design work is real and the coordination with the DNO is real. UK Power Networks are the address for G99 applications on the array and battery and for any supply upgrade that the load demand requires.

Three-phase changes the mental model. A 22kW EV charger delivers roughly three times the current per hour of a 7kW single-phase unit, and pairs well with a battery that can take a big solar spike in mid-summer. A heat pump on three-phase runs more efficiently at cold-weather start-up and puts less stress on the individual phases. All of this needs to be balanced across the three phases at the board, not just wired up.

Salt and clifftop exposure

North Foreland shares Kingsgate's north-easterly salt-spray problem on any seaward elevation, and the higher headland actually catches more wind. External enclosures, EV chargers and exterior lighting on the seaward side of a property here need the same IP66 stainless-glanded discipline we use at Kingsgate. Landward-facing elevations are more forgiving. We quote both budgets where the property is exposed on multiple faces so the client sees the trade-off honestly.

Listed and conservation notes

North Foreland Lighthouse itself is a Grade II listed structure and stands with the associated keeper's cottages. Most of the surrounding detached housing is unlisted and outside a formal conservation area, but the North Foreland Estate has its own private-road covenants and its own aesthetic expectations. We design external installations so that visible surface work is minimised: cabling routed inside garages or through the fabric where possible, chargers positioned so the cable route is discreet, and array frames selected to sit tight to the roof line.

Golf-side and lighthouse-side jobs

Golf-side plots along the west of the headland are more sheltered from salt spray and often have the most usable roof pitch for solar. Lighthouse-side and clifftop plots have the exposure to manage but the space to install a proper high-capacity battery. In either case the electrical work is at the higher end of what a domestic installation can be.

Typical jobs at North Foreland

  • Whole-home electrification: solar, battery, heat pump and EV under load management
  • Three-phase EV charging at 22kW, single or dual charger, per parking bay
  • G99 application to UK Power Networks for larger arrays and batteries
  • Three-phase consumer-unit design, balanced across phases at commissioning
  • Garden and driveway lighting circuits on generous plots, marine-grade where exposed
  • Heat-pump and hot-water tank load-management alongside battery scheduling
  • Listed-building electrical work on the lighthouse group where required
