Why local matters

Broadstairs electrics are not Ramsgate electrics.

Half the housing stock inside the CT10 core is Victorian and Edwardian seaside villa, on lath-and-plaster over solid brick. That constrains how a rewire is done: chase-and-fill is not always an option in a room with picture rails and original cornice, and a lot of the cable routes are up the external cavity or through original service channels in the flank wall. We plan accordingly, so a rewire does not become a redecoration.

Within about 200m of the sea wall, Viking Bay, Louisa Bay, Joss Bay, Botany Bay and Stone Bay, salt-laden mist pits copper terminals and rusts standard IP44 external gear inside a few years. Marine-grade IP65 or IP66 stainless fittings, brass rather than plated screw terminals in the CU, and an annual torque-check on the meter tails is the standard. Inland at Reading Street and St Peter's this drops off; up on the cliffs at North Foreland the wind exposure is high but the salt band is thinner.

Kingsgate and North Foreland larger properties often sit on a 100A single-phase supply that is already close to headroom once an EV charger and a heat-pump are on the same board. Load management modules and, where warranted, a three-phase upgrade via the network operator are a real part of what we do here. We do not just fit the box and hope.

Older-buyer new-build

Accessible lighting done properly.

Broadstairs has a growing older-buyer new-build market, Reading Street, the Kingsgate ridge, the North Foreland edge. Accessible lighting is not just brighter bulbs. PIR-triggered zones on the landing, hallway and en-suite, dawn-dusk on the drive and rear porch, warm-white 2700K LEDs on the living-space circuits, and switch heights that suit reduced mobility. We plan it once, wire it once, and the certificate covers you for building-control sign-off.

Neighbourhoods

Villa cable-drops. Cliff loads. Bay corrosion.

Different housing stock, different challenges. The seafront Victorian villas around Viking Bay want a rewire that respects the original plaster. Kingsgate and North Foreland want load management before an EV charger goes on a stretched 100A supply. St Peter's and Reading Street have the newer stock and the older-buyer market. Same trade; the plan is different in each.

Broadstairs seafront & the bays

Viking Bay, Louisa Bay, Stone Bay, Joss Bay, Botany Bay. Victorian and Edwardian villas, sub-200m salt band. Marine-grade external fittings, brass terminations, careful cable-drops behind plaster.

St Peter's & Reading Street

Inland CT10. Mixed stock, Victorian terraces along St Peter's Road, HMO conversions with EICR loading, plus the newer Reading Street accessible-lifestyle bungalows.

Kingsgate & North Foreland

Larger clifftop properties, 100A supplies and headroom questions once EV chargers and heat-pumps land. Network operator approval where a three-phase upgrade is the answer.
