What we do
Fusebox upgrades. Full and partial rewires. EICRs for landlords, HMOs and owner-occupiers. EV chargers. Solar and battery. LED and accessible lighting. Everything to BS 7671:2018 Amdt 2:2022 (the 18th edition) and Part P where notifiable.
That is the whole list. No boilers, no plumbing, no garden-services bundle. Electrical work is a craft worth being good at, and the fastest way to be good at it is to stay in that lane.
Who runs it
Richard Lim is the founder and owner. Broadstairs Electrical operates under NordSys Limited (registered in England and Wales). Richard is on every quote, every job and every completion certificate. When you call the number in the header, it rings his phone.
Why local matters here
Broadstairs is not Ramsgate and it is not Margate. The housing stock inside CT10 is Victorian and Edwardian seaside villa along the seafront, mixed post-war stock in St Peter's, and a growing older-buyer new-build ridge across Reading Street, Kingsgate and North Foreland. That runs the job list. Lath-and-plaster cable-drops in a villa on Stone Bay Avenue want a different plan from a 100A supply headroom question on a large detached at North Foreland. A salt band of about 200m along the sea wall attacks any standard IP44 external gear; inland at Reading Street the same fittings last a decade. A contractor coming down from Canterbury or over from Margate for the day usually does not know that.
We work this patch every week. Thanet DC Part P notification is included. Marine-grade external fittings are the default within the bay band. Load management and G99 applications to UK Power Networks are part of what we do on the clifftop houses.
Standards
- BS 7671:2018 Amdt 2:2022 (the 18th edition) is the wiring standard we work to on every job.
- Part P Building Regulations, notifiable work is self-certified with Thanet District Council building control on your behalf via a competent-person scheme.
- EICR PRS regs, Landlord five-yearly Electrical Installation Condition Reports, PRS regs as extended in April 2021 to all existing tenancies.
- DNO applications, UK Power Networks G98 (small-scale generation and single-phase EV chargers) and G99 (three-phase, larger PV, battery-and-charger combined loads) lodged for you.
- OZEV EV chargepoint grant applied where you qualify (flats and PRS rentals since 2022; workplace scheme separately).
- MCS certification for solar PV where the export tariff and warranty need it.
How we work
- Photos and postcode for an initial quote. A photo of the existing fusebox, plus the postcode and a note of the job, is usually enough for a same-day fixed price.
- Fixed-price quotes. No day-rate creep. If the job runs longer than we expected, that is our problem and not yours.
- Part P paperwork handled. Notifiable work self-certified with Thanet DC. You get the Electrical Installation Certificate and the Building Regulations compliance certificate, both.
- DNO paperwork handled. Where the job needs G98 or G99 to UK Power Networks, we lodge it on your behalf and manage the timeline.
- Bank transfer or cash on completion. Invoice or receipt either way. No deposits, no upfront.
What you will not get
- A salesman trying to upsell you a full house rewire when a partial or a CU upgrade is what the fault points to.
- A quote that doubles when we arrive on site.
- A "fusebox change" that leaves the meter tails untorqued or the main earth undersized.
- Cheap plated-steel IP44 external gear fitted within the salt band and left to fail in two winters.
