The clifftop north of Broadstairs, above Kingsgate Bay, Botany Bay and Joss Bay. Kingsgate Castle is Grade II* listed, the surf school runs off Joss year-round, and every property on the seaward road takes the full weight of the north-easterly salt-laden air. Large detached plots, generous roof pitches, plenty of headroom for solar, battery and EV, and a real corrosion problem to design around.
Kingsgate is dominated by post-war and mid-twentieth-century detached houses on generous plots, plus a scatter of older properties around the castle itself. Kingsgate Castle sits above Kingsgate Bay, built in the eighteenth century and later reworked, Grade II* listed and unmistakable from the sea. Percy Avenue, Kingsgate Avenue, Marine Drive and the roads down toward Joss Bay carry the bulk of the housing. Plots are big enough that off-street parking is standard, garages are common, and rear roof pitches face south or south-west more often than not.
That combination is what makes Kingsgate a natural home for solar plus battery plus EV installations. There is real headroom on the roof, real garage space for battery cabinets, and real driveway space for a 7kW or 22kW charger without any of the pavement crossover issues that limit town-centre installs. When these systems are designed well, a Kingsgate house can run the family car and most of the household load off its own generation for a large part of the year.
The main issue on this beat is corrosion. Anything on a seaward elevation, from the aerial mount to the outside socket, is fighting salt spray brought in on the prevailing north-easterly. Standard brass glands corrode inside a season here. Aluminium exterior enclosures pit within a few years. We specify IP66 stainless-glanded enclosures on all external terminations, stainless-fixed cleats, and marine-grade cable clips. External LED floods should have the driver inside the building where the property layout allows it. It costs more up front and it saves the installation from being redone every few years.
The second issue is scale. A large Kingsgate detached often has more final circuits than the original consumer unit can handle safely with modern RCBO protection. Board upgrades here are usually to an 18-way or 24-way metal enclosure, with dedicated RCBOs for the EV charger, the immersion, any hot-tub circuit, garden and driveway lighting, and the solar-and-battery inverter. Main earthing needs verifying at the same time, and a lot of older properties here still have imperial-sized main earth conductors that no longer meet the current bonding sizes for the incoming supply.
Kingsgate's exposure is not incidental. On a good north-easterly the salt haze can visibly coat windows overnight. Electrical implications: any exposed metal fitting on a seaward elevation needs a proper marine-grade specification, and any external lighting on that elevation should be positioned so that a service replacement is easy. We fit inspection-friendly enclosures, we label circuits properly, and we schedule external gear where the client wants a lifetime install. On landward-facing elevations the same fittings will last much longer at lower cost, and we quote both options where it matters.
Kingsgate Castle is Grade II* listed and there is a small cluster of associated buildings around it that carry listing or curtilage protection. Any electrical work on a listed building here needs listed-building consent through Thanet District Council before we start, and we route external circuits away from principal elevations by default. Most of the surrounding detached stock is unlisted and outside any conservation area, so the design constraints are lighter, but front-elevation electrical work still deserves care because the plots are prominent from the road.
Kingsgate is the strongest area of Broadstairs for whole-home electrification. Typical installation packages we quote here are a 5kW to 8kW solar array, a 10kWh to 20kWh battery, a 7kW or 22kW EV charger with solar-diversion or load-management logic, and immersion-diversion where a hot-water cylinder is retained. The G99 application to UK Power Networks is standard on the larger arrays and we handle it end-to-end.
